Why East London Properties Get Rats: Terraces, Drains and Waterways

The short answer to why East London properties get rats is the building stock: dense Victorian and Georgian terraces converted into flats, an ageing drainage network with defective connections, canal and dock waterways, and constant excavation that pushes established rat harbourage into neighbouring buildings. Rats follow structure and food, and East London supplies both.

What is it about East London housing that suits rats?

East London housing suits rats because so much of it is Victorian and Georgian terracing subdivided into flats, which leaves a continuous network of shared walls, suspended timber floor voids and boxed pipe runs behind the plasterwork. A rat can move between homes inside that network without ever going outside.

Three features of a converted terrace do the work. Suspended timber ground floors sit over a ventilated subfloor void that runs the width of the building and often under the party wall. Party walls of that age frequently have voids, missing mortar or an uncapped cavity carrying up into the roof space. Boxings around soil pipes and heating pipes create vertical shafts from the ground floor to the top flat.

Conversion work adds openings. Every new kitchen, bathroom, extract fan and meter run cuts a hole through a floor, wall or ceiling, often filled with expanding foam or nothing at all. Foam stops a draught. Waterways also explain sudden changes: heavy rain floods bankside burrows and sewer runs, and displaced rats move to the nearest dry harbourage.

Does building work push rats into neighbouring properties?

Yes. Excavation, demolition and drain diversion destroy established rat harbourage, and the displaced population relocates into the nearest available cover, which is usually an adjoining building. Excavation is one of the reasons why East London properties get rats in a year when nothing else about the building has changed.

A rat colony has a fixed harbourage, defined runs and known food sources. Digging out a basement or breaking into a shared drainage run removes the harbourage but not the animals, and they follow existing runs — the same drains and party walls — into the nearest structure that still offers shelter. How can rats get into an upper-floor flat?

By climbing inside the structure rather than up the outside. Boxed soil pipes, rising mains, heating pipe runs and uncapped party wall cavities form vertical shafts from ground level to the roof, and brown rats climb rough vertical surfaces well. Roofline and soffit gaps in a terrace also let rats travel along the whole run of properties.

Is the council responsible for rats coming from the sewer?
